The brief: upgrading the family home

Our client is a young mother of two and an emergency department doctor at a local hospital. She spends her days looking after other people, which leaves very little time for herself.

She knew exactly what the family needed in their next home. What she didn’t have was the time or the local expertise to run the search herself.

A brief built around family life

The brief was specific. She wanted Brisbane’s west, the Jamboree Heights State School catchment, a large internal floorplate and a proper backyard. Easy access to the Ipswich Motorway was a must for getting to work.

The street mattered just as much as the home. She wanted somewhere quiet, with young families nearby and a street where the kids could ride their bikes.

Plenty of homes in the west tick some of those boxes. Very few tick all of them.

Lakeside Circuit is a four-bedroom, two-bathroom home renovated throughout. There’s a new kitchen, a master with ensuite, a cinema room and a dedicated office.

Securing it off-market, mid-renovation

We secured Lakeside Circuit off-market through an agent relationship. A local project renovator was only halfway through a full renovation and planned to bring the home to market in the coming months.

By moving early, we negotiated terms that worked for both sides, with no outside competition.

Buying mid-renovation came with a bonus. Our client was able to make the final selections herself, from bathrooms and paint colours to appliances. Rather than buying someone else’s finished vision, she’ll move into a home tailored to her family from day one.

This is where off-market access makes a real difference. The best homes for a specific brief aren’t always listed, and the buyers who hear about them first are the ones who get to act.

Why Sinnamon Park suited the brief

Sinnamon Park is one of the west’s most established family pockets, with leafy streets and quality homes beside parkland and the Brisbane River.

Lakeside Circuit is mostly owner-occupied, with a park nearby and local shops within walking distance. The Mt Ommaney Centre is close by for everyday needs, and the Centenary and Ipswich Motorways make the commute easy.

It’s a street families move to, and stay in.
