Just Bought: A Renovated Family Home in Kedron, Brisbane

Some moves are about more space. Others are about getting the location right before the kids start school.

This young family needed both. Buywell helped them secure a renovated post-war home on a 540m² corner block on Armentieres Street in Kedron 4031, well under the vendors’ expectations.

The brief: upgrading for a growing family

Our clients had just welcomed their first child. They were living around 17km north of the CBD and had already outgrown their home.

They were ready to use the current market to upgrade. The next home needed to bring them closer to the city, with room to grow into over the years ahead.

A brief built around the street

Location came first. The street mattered just as much.

They wanted a pocket where their kids could grow up around other kids, riding bikes out the front. That meant a quiet street, mostly owner-occupiers and families at a similar stage of life.

Plenty of streets in Brisbane’s north are close to the city. Far fewer are made for family life.

A renovated post-war home on a corner block

The home is a recently renovated post-war home on 540m², set on a corner block in one of Kedron’s best streets. It’s move-in ready, so there’s no renovation to take on with a newborn.

It sits around 9km from the CBD, surrounded by new builds and freshly renovated homes.

Why Armentieres Street suited the brief

Armentieres Street runs into a cul-de-sac on three sides, so there’s no through traffic. More than 85% of the street is owner-occupied.

That brought both priorities together: a closer location, and a street made for family life.

Patience over pressure

This one took time. We negotiated over a couple of weeks and kept a clear read on the vendors’ situation the whole way.

We held firm on value and took a calculated risk at the right moment. That secured the home well under the vendors’ expectations.

Not every purchase is won by moving fastest. Sometimes the best result comes from knowing when to wait and when to act.

Why Kedron suited the brief

Armentieres Street sits on the edge of Padua College, Mount Alvernia and St Anthony’s Primary, some of the most sought-after schools in this part of Brisbane’s north.

It’s a pocket with a real sense of community. The school run can be done on foot, and Kedron Brook’s parklands are only a short ride away.

It’s a street families move to, and stay in. Soon, this family will call it home.

Looking after the home they’re leaving

The move doesn’t mean selling their current home. RentWell Group, our property management business, will now manage it for them, so they can settle into Kedron with their existing property looked after.

Buying with the long term in mind

For a young family, the right home sets up the next decade or more, from the first day of school to weekends on the bikes out the front.

For these clients, buying well meant a closer location, the right street and a home ready to move into, secured at the right price.

Armentieres Street gave them that.
