Just Bought: A Character Home in Toowong, Brisbane

Some buyers come to us knowing exactly what they want. They’ve bought before, they know the market and they mostly need someone to find the property and negotiate.

Others are starting from scratch. They know the life they want, but they don’t yet know what a good house looks like, what a fair price is or where to begin.

This family was in the second group. Buywell helped them buy a character home on Quinn Street in Toowong 4066, their first owner-occupied home since moving to Brisbane from Canberra. Then Equity Projects helped turn it into the home they’d pictured all along.

The brief: a family who’d already found their area

Our clients had been renting in Brisbane’s western suburbs since relocating from Canberra, and they’d fallen for the area. They loved the local shops, the parks and the café and restaurant scene. Their boys were also settled at school in Indooroopilly.

The suburb was decided. Everything else was open.

They were completely new to buying property and told us upfront they had no idea where to start or what to look for. That shaped how we ran the whole search.

A specific brief at a firm price point

The list was clear:

  • Character and charm

  • Three bedrooms and two bathrooms

  • A short walk to a train station, so their 13-year-old could get around on his own

  • Easy access to a bike path for mum and son

  • A budget of $1.4m

Each of those on its own is easy enough to find in Toowong. All of them together, at that price, is much harder.

We knew early on that the finished, renovated character home they had in mind didn’t exist at $1.4m in this part of Brisbane. Chasing it would have meant months of disappointment or stretching well past the budget.

So we shifted the focus. Instead of the perfect finish, we looked for the right bones in the right street, with a plan to renovate.

Teaching them to buy, one house at a time

For first-time buyers, the hardest part is often working out what they actually like. You can’t learn that from a listing.

So we built the process around them. It was high-touch and education-first. We took them through as many homes as we could, talked through what made each one work or not work, and let their preferences take shape as they went.

Over six weeks we sourced more than 100 properties. From those we shortlisted and inspected more than 20 with our clients.

By the time Quinn Street came up, they knew what they were looking at. They could see past the layout and finishes to what the house could become.

A character home on Quinn Street

Quinn Street is a character home configured as three bedrooms and two bathrooms, right in the thick of Toowong.

It didn’t have the internal layout or the finish our clients had in mind. But it had the bones, the charm and the location, which are the three things you can’t add later.

Turning good bones into the right home

Once the purchase settled, Equity Projects, our renovation business within Buywell Group, took on a substantial eight-week renovation.

Because the renovation was part of the plan from the start, our clients bought knowing what the house could become and how they’d get it there. Eight weeks later, Quinn Street was the home they’d pictured at the start of the search.

Why Toowong suited the brief

Toowong ticked every lifestyle box on the list.

From Quinn Street, Corner Store Café, Wests Rugby Club, Toowong Village, the bike paths and the train station are all within walking distance. Their son can get around independently, mum and son have the bike paths on their doorstep, and the boys’ school in Indooroopilly is close by.

It’s the area they’d already chosen while renting. Now they own a home in it.

Buying with the long term in mind

The family have moved in and are settling into life in the heart of Toowong.

For them, buying well meant being honest about what $1.4m could buy, learning what they loved before committing, and choosing a house for its bones and its street rather than its finish.

Quinn Street gave them that.
