Some homes take years of searching to find. This one took a well-timed offer.
A young family came to us ready to move closer to the city, and we found them a renovated Queenslander on a large corner block in Lutwyche 4030. We secured it before auction, with no competing buyers and no bidding.
The brief: more space, closer to the city
Our clients had spent the past couple of years renovating their home in Chermside West. They’d done the work and made it their own. But the family was growing, and the house wasn’t keeping up.
They wanted to move closer to the CBD without giving up the character they’d come to love. They were flexible on most things, but three weren’t up for negotiation:
Plenty of storage downstairs for his construction tools and equipment
Character features, including timber floors and high ceilings
A location within 8km of the CBD
A renovated Queenslander on Fuller Street
The home sits up high on a large corner block on Fuller Street. Inside, it’s classic Queenslander: VJ panelling, high ceilings, timber floors and fretwork throughout.
It’s also been recently renovated, so the family gets a modern kitchen without taking on another project. There’s a generous backyard for the kids and a lot of storage underneath.
Why it suited the brief
It ticked all three boxes. The space under the house solved the tool and equipment problem, which is usually where character homes fall short. The period features were all there. And at around 5km from the CBD, it came in well inside the 8km limit.
It’s rare to find a home that gives a family both period charm and practical everyday space. This one has both.
Buying before auction day
The property was going to auction, and most buyers were planning to wait for the day itself.
We saw an opportunity in that. Once we understood where the vendors needed to be, we put together an offer that gave them enough certainty to sign early. Our clients secured the home with no competition and none of the pressure that comes with bidding against a crowd.
The phone call to tell them it was theirs, and the scream that followed, is one we won’t forget.
Why Lutwyche
For this family, Lutwyche meant getting closer to the city without giving anything up. It’s around 5km from the CBD. Kedron Brook’s bikeways, the busway and local cafés are all close by.
It’s leafy and tightly held, and it’s a suburb that will still suit them as the kids get older.
Set up for the years ahead
This purchase gives the family room to grow, a home with real character and a much shorter trip into the city. They won’t need to move again any time soon.
