Just Bought: A north-facing canal block in Broadbeach Waters’ Golden Triangle

Our client wanted to build a $25m+ property portfolio, and the properties he already owned weren’t going to get him there. We found him an original four-bedroom home on 800m²+ of north-facing canal frontage on Beverley Crescent, in the Gold Coast’s Golden Triangle. In Q2 it had attracted offers of $4.6m+. We secured it for $4.05m.

Here’s how it came together.

The client: a financial advisor with a $25m+ goal

He’s a successful financial advisor, and his long-term target is clear: a $25m+ property portfolio.

He came to us already owning several properties. The problem was what kind they were. They were small, entry-level purchases in regional locations. They were fine as a starting point, but they weren’t doing enough for where he wanted to go. He needed a strategy to change direction, not one more property of the same kind.

The property: an original home on 800m²+ of north-facing canal frontage

The home on Beverley Crescent is an original four-bedroom, two-bathroom house on more than 800m² with north-facing canal frontage.

The land is the real story here. It’s one of the last two original north-facing canal blocks in the Golden Triangle. The street is lined with $13m homes and new knockdown-rebuild projects. The house is original, but the land around it has already moved on.

Why Broadbeach Waters worked for this portfolio strategy

We started with a full review of his existing portfolio, then built a strategy to reorient it.

Here’s what that review made obvious. If you’re aiming for $25m+, adding more small regional properties won’t move the needle fast enough. Someone in his position needs bigger, more sophisticated projects. Beverley Crescent is exactly that kind of asset, and it also balances out his smaller holdings.

The plan is to lease the home for a couple of years, then develop. That way it earns rental income now and keeps a clear path to adding significant value later.

How we secured it for $4.05m

We sourced this one through our agent network.

Back in Q2, the property attracted offers of $4.6m+. We went in with a carefully planned negotiation strategy and secured it for our client at $4.05m. On a block like this, that gap is a big head start before any development work even begins.

The neighbourhood: the Golden Triangle, Broadbeach Waters

The Golden Triangle is one of the most tightly held and sought-after pockets on the Gold Coast. North-facing canal blocks here rarely come up for sale. Original homes with this kind of development upside come up even less.

For our client, that means a strong long-term hold in a blue-chip location, with a clear path to adding value when the time is right.

Building a bigger property portfolio on the Gold Coast?

A few things this purchase reinforced for us:

  • More properties don’t automatically mean a better portfolio. Sometimes the next step is one bigger, smarter asset.

  • In tightly held pockets like the Golden Triangle, the best opportunities often come through agent relationships, not listings.

  • What a property was offered at earlier doesn’t set the price. A strong negotiation strategy can open up a very different number.

  • Original homes on premium land give you flexibility: hold, lease, renovate or rebuild on your own timeline.

Bought well.
