Just Bought: An off-market Queenslander in Mount Lofty for a first-time SMSF investor.

Our client wanted his first SMSF property to be a quality asset he'd be happy to hold for decades. We found him a character Queenslander on 625m² in Mount Lofty, one of Toowoomba's most tightly held owner-occupier pockets. It came to us off-market, and it moved fast.

The brief was growth and yield, without settling for a lesser asset to get either. Here's how it came together.

The client: a first property purchase through his SMSF

He's a high-performing professional with capital sitting in his self-managed super fund and a clear goal: put it to work in a quality long-term asset.

He was very engaged in the process. He'd done his reading. What he wanted was the right team around him to turn the research, the finance and the opportunity into a disciplined investment decision. Buying property through an SMSF has more moving parts than a standard purchase, so having finance, legal and the fund's requirements lined up early mattered.

The property: a character Queenslander on 625m²

The home is a classic Toowoomba Queenslander on a 625m² block. It already stood up well as an asset in its own right, with character, land and broad tenant appeal.

There was also room to do better. A targeted second-bathroom addition, plus some considered value-add works, gives a clear path to lifting rental performance. For an SMSF investor chasing yield as well as growth, that upside was a big part of the appeal.

Why Mount Lofty worked for this SMSF strategy

We wanted growth and yield, but we weren't willing to compromise on asset quality to get there. Plenty of high-yield properties make sense on a spreadsheet and fall over when you look at the street they're on.

Mount Lofty gave us a premium eastern Toowoomba address. The property itself added character, land and strong tenant appeal, with an obvious pathway to add value. The plan is simple: buy well at the start, improve the asset, then hold it for long-term performance.

How we secured it off-market

This one never hit the open market. It was sourced off-market and things moved quickly.

We inspected the property on our client's behalf, then worked closely with the selling agent to secure it. At the same time, we coordinated the finance, legal and SMSF requirements so nothing held up the acquisition.

Because Buywell Group brings buying, renovation and property management under one roof, the next stage started before settlement. Equity Projects was already planning the value-add works, and RentWell was getting the property ready for life as a long-term investment.

The neighbourhood: Mount Lofty, eastern Toowoomba

Mount Lofty is one of Toowoomba's most established eastern suburbs. Think larger blocks, character homes and a strong owner-occupier profile.

In the current market, that depth of owner-occupier demand matters more than ever. Families want to live here, and that supports both rental demand and long-term capital growth. Lochel Street gave us the chance to secure an investment-grade asset in exactly that kind of neighbourhood.

Buying property through your SMSF in Toowoomba?

A few things this purchase reinforced for us:

  • Asset quality comes first. Yield you can add later. A poor location you can't fix.

  • Off-market access matters in tightly held suburbs like Mount Lofty, where the best homes rarely sit on the market for long.

  • SMSF purchases need finance, legal and fund requirements lined up early, or good opportunities slip away.

  • Having the value-add and management plan ready before settlement means the property starts working sooner.
