Just Bought: A Long-Term Family Home in Gordon Park, Brisbane

For buyers searching Brisbane’s inner north, finding the right combination of land, character, orientation and family functionality can be challenging. For our clients, those fundamentals were exactly what mattered.

After a considered search and weeks of negotiation, Buywell secured 28 Gordon Street, Gordon Park, a character family home that gives our clients what they need today, while leaving plenty of opportunity to make it their own in the years ahead.

The brief

Our clients were a growing family already living locally and looking for their next long-term home.

This wasn’t about moving for the sake of moving. Their next property needed to represent a genuine step forward, particularly when it came to landholding and usable family space.

Character was important, as was orientation and a floorplan that could comfortably accommodate their family as it grows. They also wanted the balance of a home that was ready to enjoy now, without being so completely renovated that there was no opportunity to add their own personality over time.

It was a brief that required knowing exactly where to compromise and, more importantly, where not to.

Finding the right property in Gordon Park

28 Gordon Street brought those elements together.

The four-bedroom, two-bathroom character home offered a pool, generous landholding and a floorplan suited to family life. Rather than paying a premium for someone else’s finished product, our clients secured a home with the right underlying fundamentals and the ability to continue improving it over time.

For an owner-occupier purchase, we believe that distinction matters. Property is both an asset and somewhere people actually live. The best decision needs to make sense financially, but it also needs to suit the people buying it and the life they intend to build there.

Weeks of negotiation to secure the property

Finding the right property was only part of the process.

This acquisition involved weeks of negotiation and ongoing conversations with the selling agent. Rather than allowing the emotion of finding the right home to dictate the result, we remained disciplined on value while also taking the time to understand what was important to the vendors.

Ultimately, the right combination of price and terms brought both sides together and allowed us to secure the property within our clients’ budget.

It’s a good example of why negotiation is rarely just about making the highest offer. Understanding the people, timing and motivations involved in a transaction can be just as important as understanding the property itself.

Why families are drawn to Gordon Park

Located around six kilometres north of central Brisbane, Gordon Park is a small residential suburb bordered along much of its southern and eastern edges by Kedron Brook. Its development is predominantly associated with Brisbane’s interwar period, helping give the suburb the established character our clients were looking for.

But one of Gordon Park’s strongest lifestyle features is its relationship with Kedron Brook.

The Brook and surrounding linear parklands give local families access to green space and recreation that feels woven into the neighbourhood rather than separate from it. It creates the sort of everyday amenity that is difficult to replicate: places to walk the dog, ride bikes, use the playgrounds or simply get outside as a family, while still living close to Brisbane’s CBD.

That combination of established housing, family amenity and inner-north connectivity was particularly well aligned with this brief.

Buying a family home with the bigger picture in mind

For our clients, 28 Gordon Street wasn’t about finding the most renovated house available.

It was about securing the things that are much harder to change: the land, location, orientation, character and overall functionality of the home.

The finishes can evolve. The family can make the property their own. But the fundamentals were there from day one.

That’s ultimately what we look for when helping owner-occupiers buy property in Brisbane. Not simply a home that presents well at an open inspection, but one that makes sense for the client’s lifestyle today and has the fundamentals to serve them well into the future.

Bought well.
