For a first purchase, we didn't want to complicate things.

Danica Court fit well. It's a straightforward residential asset our clients can hold for the long term while they keep building their SMSF portfolio.

How we won a competitive on-market campaign

This was a competitive on-market campaign, and our clients weren't the highest bidders.

By talking with the selling agent, we learnt something the wider market didn't know. The sellers were retiring and planned to rent somewhere after the sale. Finding a new home, packing up and moving all at once was a lot of pressure for them.

So we offered a 12–24 month leaseback. The sellers could stay in their home as tenants, with no rush to move. For our clients, the property would have a tenant from settlement, with no vacancy and no leasing campaign to run.

The sellers didn't take the biggest number on the table. They took the offer that worked best for their next chapter. That was the difference.

This is a big part of what a buyer's agent does. Price matters, but it's rarely the only thing a seller cares about. If you understand what they actually need, you can sometimes win without paying the most.

Why Kearneys Spring suited the brief

Kearneys Spring is an established suburb in Toowoomba's south, close to schools, parks, shopping and everyday amenity. It appeals to both owner-occupiers and tenants, which supports long-term rental demand and keeps resale options open.

For an SMSF, that kind of broad appeal matters. You want a property that's easy to lease, easy to hold and easy to sell when the time comes. Kearneys Spring ticks all three, and the property is a well-located, low-maintenance asset suited to a long hold.
