That was the strategy behind this recent Buywell purchase in Ferny Hills for a commodities trader building his property portfolio while working towards a future owner-occupied home on the Sunshine Coast.

He is building a long-term investment property portfolio, but also wants to position himself to purchase his future home on the Sunshine Coast.
That meant the strategy needed to consider both objectives.
The right investment needed to offer strong underlying property fundamentals while providing an opportunity to actively create value. Rather than paying a premium for a finished home, we wanted an asset where improvements could help strengthen the client’s equity position and support the next stage of his property journey.
Why we targeted Ferny Hills
Ferny Hills suited the strategy because of its established residential character, strong owner-occupier base and accessibility to employment and amenity across Brisbane’s north-west.
The suburb is supported by several nearby hubs, including Ferny Grove, Arana Hills and Everton Park, giving residents access to shopping, schools, transport and everyday services.
For investors, we also look closely at the type of property local owner-occupiers want to own.
A well-positioned house on a substantial block provides a different investment proposition to a highly investor-led product. In this case, the combination of a 610m² landholding, established residential pocket and potential to improve the dwelling gave us several reasons to pursue the opportunity.
Finding an asset where we could manufacture equity
The property itself is a three-bedroom highset home, original throughout, with additional space downstairs.
Importantly, we saw the original condition as an opportunity rather than a drawback.
Buying an already renovated property can mean paying for another owner’s improvements and margin. For this acquisition, our preference was to secure the underlying property fundamentals and then undertake a targeted renovation ourselves.
The existing home provided a clear pathway to cosmetic improvement without requiring the investment strategy to depend on major structural redevelopment.
The aim is straightforward: improve the presentation and functionality of the home, strengthen its rental appeal and create additional equity while retaining the property as a long-term investment.
The strength of the acquisition was reinforced shortly afterwards when another three-bedroom home around the corner on Kolora Crescent sold for $1.1 million.
Securing the Ferny Hills property off-market
The property was identified through an off-market opportunity, allowing us to assess and pursue it before it reached the broader Brisbane property market.
Once we had completed our assessment and determined that the fundamentals aligned with the client’s portfolio strategy, we moved early to secure it.
But the acquisition itself was only one part of the process.
In parallel, Buywell’s Equity Projects team began planning the renovation before settlement. This meant the client could move directly from acquisition into the value-add phase with a clear scope and strategy already taking shape.
